So is there no way of installing android without wiping windows on HI10 SINGLE BOOT converted to Dual boot?  Will flash.json script not work even if we create android partition manually?

Yes, if you update singleboot to dualboot, you have to delete Windows first. Then install Android and reinstall Windows again.
The file " flash.json" will erase Windows. The file "flash-no-erase-all.json" will not erase Windows.

Where, please, is the firmware.bin located?

I have a dual-boot Chuwi Hi-12

Is it supposed to be in the .rar or the .zip?

I've downloaded & opened both & no firmware.bin shows up.

ERROR: Tool running & followed the steps ...
After I click Start Flash I get an error saying it doesn't know how to reboot the device "state dnx_os"
What is it trying to tell me, please?

And you are using Intel Phone Flash Tool 5.3.4.1
And have booted your Hi12 into DNX mode ?
